Cracks Should Be Addressed Before Sealcoating

Sealcoating is a surface treatment—it is not designed to fill significant pavement cracks or repair structural asphalt damage.
When a parking lot has suitable cracks that should be addressed, crack filling can be completed before the sealcoat is applied. This helps limit water intrusion through those cracks and provides a better overall maintenance process.
M&S can review the condition of the parking lot and determine whether crack filling should be included before sealcoating.

We review the property, pavement condition, project size, access requirements, and the scope of work before scheduling the project.

Prepare the Surface

The asphalt surface must be appropriately prepared before sealcoat application. The exact preparation depends on the condition of the parking lot.

Apply the Sealcoat

Sealcoat is applied to the prepared asphalt surface according to the requirements of the project and product being used.

Restripe the Parking Lot

After the surface has cured sufficiently, parking spaces, ADA areas, arrows, crosswalks, fire lanes, and other pavement markings can be restriped as needed.
